Search retargeting for home service businesses: better leads without the Google bidding war

A homeowner's AC quits at four on a July afternoon. A supply line lets go under the kitchen sink. Hail takes out half a roof. In all three cases the homeowner does the same thing, which is pick up the phone and start searching.

For years the only way to be in that moment was Google Search PPC. It still works. It also costs more every year, and in most US metros the top positions go to whoever will accept the worst cost per click.

There is also the lead quality problem. A broad search campaign will spend your budget on someone who wants free troubleshooting advice, someone two counties outside your service area, and the homeowner collecting five quotes to hand to the cheapest bidder.

Search retargeting is the channel most home service companies have not tried yet, and it fixes a fair amount of this.

What search retargeting is

Traditional search ads put a text ad in front of someone who typed a keyword into a search engine. You pay per click, qualified or not.

Site retargeting shows ads to people who already came to your website and left. It works, but it only works in proportion to your existing traffic.

Search retargeting targets people based on the search terms they entered anywhere across the web, whether or not they ever hit your site. You then reach them with display, native, video, audio, or Connected TV ads.

That last part is where the economics change. Clicks on terms like "HVAC replacement cost" run past fifty dollars in competitive markets. Search retargeting lets you take that same intent signal and reach the person with a video ad on their TV instead, at a much lower cost per impression.

Five steps to better lead quality

1. Separate buyers from DIYers

The biggest mistake in search retargeting is targeting broad keywords.

Someone searching "how to clean an AC drain line" plans to fix it with a shop vac. Target that and you get people asking your techs for free advice.

Someone searching "emergency furnace repair near me" or "cost of 3 ton heat pump installation" has a problem, a budget, and no intention of doing it themselves.

2. Layer location and household data on top

Intent is the first filter. Location and household data are the second.

Geofencing lets you reach people who searched for your services and also physically visited a competitor's shop, a home show, or a specific neighborhood.

Addressable targeting cross references that search intent against property data and CRM lists, so you can filter for homeowners, home age, and estimated equity. A house built in 2004 with an original roof is a different prospect than a rental built last year.

Contextual placement puts your ads next to local home improvement and real estate content.

3. Follow them across screens

Homeowners do not hire the first text ad they see. They hire the company that looks established. Once someone qualifies through search intent, your brand should show up on the screens they already use.

Streaming TV runs unskippable 15 or 30 second spots on Roku, Hulu, Fire TV, and Apple TV. Someone who searched for a roof replacement at lunch sees your commercial that evening.

Pre roll and outstream video carries testimonials, crew footage, and before and after work across websites and apps.

Digital audio reaches people during the commute on Spotify, Pandora, and podcasts.

Mobile ads hit the device they carry, with click to call built in.

Display keeps a cheap, persistent presence across millions of sites.

Native runs editorial style articles on local news sites, like "5 signs your electrical panel needs an upgrade."

The point of running several at once is that it makes a local contractor look like the biggest company in the market.

4. Write the ad for the job, not the company

Home service buyers respond to two different things depending on the job.

For emergency and repair work, they care about speed and safety. Lead with 24/7 availability, response time, licensed and background checked techs, and a click to call button.

For replacements and remodels, they care about money and risk. Lead with fixed pricing, financing terms like 89 dollars a month with zero down, warranty length, review counts, and a free in home consultation.

5. Answer in under a minute

You can run a good campaign and still lose the lead in your own office.

Velocify analyzed roughly 3.5 million leads and found that calling within one minute of the inquiry lifted conversion by close to five times. That is vendor data from over a decade ago, so treat it as directional, but the direction is not in question.

If a competitor is spending heavily on radio or billboards, geofence their offices and job sites and run addressable campaigns to households that recently requested quotes.

If you are opening in a new county, use streaming TV, audio, and geofencing in those zip codes to build recognition before your trucks show up.
